What is an appliance garage?

I have a great kitchen, but it is not my dream kitchen. My dream kitchen would have double sub zero refrigerators & freezers and open to my back yard. Directly outside I would have an herb and vegetable garden.   My dream kitchen would also have an appliance garage.

An appliance garage hides everyday kitchen appliances from sight. It is typically on the kitchen counter behind closed doors. The blender, mixer, toaster, food processor, etc can all be stored there.  Usually there is an electrical outlet so that the appliance does not need to be moved.

I think it’s a great feature as you can attractively store these appliances on the counter top where you use them.

I recommitted!

I am a creature of habit, both good and bad.  It’s summer and I have been slacking off, but last week I recommitted to a couple of my better habits:

I will spend one day a month with George at John Harb Sewing.  I spent last Thursday there.  I don’t know much about George’s industrial sewing machine business, but I do understand business, marketing, customer service, increasing revenue and reducing expenses.

Lisa had a couple of appointments in Pasadena’s Bungalow Heaven and Glendale but was in the office most of the day.  Of course while I was at George’s I was still able to return phone calls and emails and with Lisa covering, there is no reason, why I can’t see what George is up to – just one day a month.

George rewarded me with a wonderful lunch @ the Palm.  Their business lunch is three courses and at $26.00, seems pricey but the leftovers were our dinner and neither one of us touched the dessert; brought 2 slices of tangy key lime pie home for another day.

As I am in the business of listing and selling homes, I am sensitive to the amount of stuff we accumulate and how long it can take to pack, move and unpack.  In my ongoing quest to keep my life simple, I have a goal to clean at least one closet, cupboard or drawer each month.

I know it is sometimes hard parting with things but some of the items I save are crazy.  I use a food mill when I make spaghetti sauce and I had two of them.  One was my grandmother’s but as it no longer functioned I had purchased another.  I finally threw my grandma’s away, it wasn’t easy but what was I going to do with it?  Fortunately, I still have her rolling pin and garlic press.

You don’t need to wait for New Year’s resolutions, make a decision to commit to good habits.

Glendale, luxury real estate market

Now that -the year is more than half gone, let’s take a look at the luxury real estate market.  As each Los Angeles community has its own price point, I prefer to look at individual cities.  There have been no $2,000,000+ home sales reported in the Multiple Listing Service (mls) this year.  The highest priced Glendale homes to sell year to date:


1460 Melwood, $1,655,000, 4+5, 4412 sq ft, 19,166 lot, built 1927


1505 Virginia, $1,689,000, 5+5, 5612 sq ft, 22,050 lot, built 1986

$2,000,000+ home sales in Glendale are few and far between.  According to the multiple listing service, there have been sixteen $2,000,000+ sales since 2001.  The most recent were in 2010, none this year:

Utah’s Division of Real Estate director resigns

State Division of Real Estate Director Deanna Sabey has resigned.

Francine Giani, executive director of the Utah Department of Commerce, said Friday that Sabey resigned this past week to pursue other opportunities as an attorney.

“What she told us was she was going back to private practice,” said Giani. “She had been on vacation, had a chance to reflect and decided she kind of wanted to go in another direction.”

Sabey could not be reached for comment. She assumed the post in August 2009, replacing Mark B. Steinagel, who left to become director of the Division of Occupational and Professional Licensing.

Monthly Foreclosure Count Drops For 16th Straight Month

Foreclosure rates are falling.

According to foreclosure-tracking firm RealtyTrac, monthly foreclosure filings fell 2 percent in May to just under 215,000 filings nationwide. A foreclosure filing is defined as any one of the following: a default notice, a scheduled auction, or a bank repossession.

On an annual basis, foreclosure counts have dropped over 16 consecutive months, dating back to January 2010.

Like all things in real estate, though, foreclosures are local. 6 states accounted for more than half of the country’s foreclosure filings in May. Those six states — California, Michigan, Arizona, Florida, Georgia and Texas — represent just 34% of the U.S. population.

But even on a per household basis, the figures remain disproportionate.

  • Top 10 Foreclosure States : 1 foreclosure per 357 households, on average
  • Bottom 10 Foreclosure States : 1 foreclosure per 8,764 households, on average

The nationwide foreclosure rate was 1 foreclosure per 605 households.
